GENERAL POSITION SUMMARY:

The Portfolio Accountant for NAI Elliott establishes a central position in our property management functions.  We embrace the concept of Portfolio Accountants being a working member of a cross-departmental property management team and therefore each Portfolio Accountant is assigned to work with a Real Estate Manager on a specific portfolio of properties and joins a team consisting of a Real Estate Management Assistant, a Construction Management connection, a Brokerage alliance, and other specialists as necessitated by the portfolio requirements.  As the Real Estate Manager handles all the detailed physical aspects of a property, a Portfolio Accountant handles all the detailed financial aspects. You will bring your organized and detailed accounting expertise to the management of the properties and assist the Real Estate Manager in being current and knowledgeable about all financial aspects of the properties. Being accurate and timely is a must. Being communicative through well-conceived reporting is required for the good of all.  Being proactive and patient is an important part of participating on a team in which you may possess the most expertise in all things related to accounting.  A positive and helpful attitude and an understanding that all members of the team bring their expertise for the betterment of the client will help make the Portfolio Accountant successful. 

EDUCATION, EXPERIENCE, TRAINING/SKILLS REQUIRED:

Bachelor’s degree OR equivalent to an appropriate 4+ year college program in business finance and accounting, or a related course of study.

One to three years experience in property management accounting for a commercial real estate firm, or equivalent experience.

Experience with real estate accounting software, MRI, AMSI, and/or Yardi preferred.

Experience with Windows, Microsoft Word, Excel, and have familiarity with property management software systems.

Must have excellent verbal and written communication skills.

Must have excellent problem solving skills, analytical skills, and be capable of handling multiple tasks.

LICENSE/CERTIFICATE REQUIRED:

None specifically required.

Completion of real estate licensing in the State of Oregon (and any other state in which NAI Elliott does business) will be looked upon favorably and will be an important addition to knowledge base.

ESSENTIAL FUNCTIONS/TASKS:

Monthly bank reconciliation.  A different Portfolio Accountant prepares the monthly bank reconciliation other than has entered the daily cash receipts.

Financial statement or cash flow preparation with accompanying schedules.  Draft is prepared and given to Controller for review.  After Controller review, draft is then forwarded to Real Estate Manager.  Draft comes back to Portfolio Accountant with notes.  Portfolio Accountant makes changes.  Final financial report goes to the Real Estate Manager to be included in the monthly management report sent to owner.

All new leases are abstracted by the Lease Administrator and then input into MRI using the completed abstract form.  Notes are entered for insurance information, rent increases, and other miscellaneous lease information.  After the information is input into MRI the Real Estate Manager receives a printout of all entered information and verifies said information.  Portfolio Accountant can then use this information for budgeting or tracking purposes.

Any change to a lease abstract is generated by the Real Estate Manager, entered by the Lease Administrator and then the Real Estate Manager reviews the completed input printout.

All CPI based rent increases are calculated by the Lease Administrator and then reviewed by the Controller and Real Estate Manager and billed by the Portfolio Accountant.

Tenant statements are prepared by the Portfolio Accountant and then reviewed by the Real Estate Manager.  Portfolio Accountant enters all tenant adjustments generated by the Real Estate Manager.

Delinquency reports are run after the 10th of the month and given to the Real Estate Manager to designate tenant late fees.  Late fees are then posted to the tenant account to which they pertain and a new statement and late notice is sent to the tenant.

Annual property budgets.  The preliminary input; updating the tenant information, income for rent increases, changing dates, etc. is prepared per scheduled dates.  Additional procedures may be performed throughout the budget process.  Portfolio Accountant inputs Excel property budget into MRI.
