The Budget Specialist oversees the creation, refinement, and completion of property budgets and leads the process of common area maintenance (CAM) reconciliations. A successful Budget Specialist at NAI Elliott has extensive experience in accounting in the commercial real estate industry and can connect expense recoveries and financial reporting through the budget process. The position depends upon strong communication skills, excellent organization, and a diligent work ethic as the budget and CAM reconciliation processes at NAI Elliott are highly collaborative and ever improving.

Five or more years’ experience in property management accounting for a commercial real estate firm, or equivalent experience.
Experience with financial accounting software including work in the general ledger. Experience in industry-standard accounting software, MRI and/or Yardi preferred.
Experience reading and interpreting commercial real estate leases in retail, office, and industrial settings.
Advanced Microsoft Excel skills and/or willingness to develop such skills.
Strong verbal and written communication skills.
Excellent problem-solving skills, analytical skills, and be capable of handling multiple tasks.
Established organizational and prioritizing skills and the ability to multi-task.
Ability to read, analyze and interpret technical documents, invoices, and real estate management correspondence.
Ability to perform math functions like addition, subtraction, multiplication and division to measure financial issues. Ability to calculate figures and amounts such as discounts, commissions, interest and percentages.

Completion of real estate licensing in the State of Oregon (and any other state in which Elliott Associates does business) will be looked upon favorably and will be an important addition to knowledge base.
Assist the Executive Officers Committee in developing and implementing a budget and CAM reconciliation process.
Set up new budgets focusing on the connection between expense recovery and financial reporting.
Coordinate the annual budget and CAM reconciliation process with ongoing financial reporting.
Create, manage, and customize budget templates.
Coordinate with real estate management and accounting teams to input appropriate and accurate information into the budget template.
Support the real estate management and accounting teams by providing advice, guidance, and interpretation on lease documents.
Ensure the correct use of software associated with the budget and CAM reconciliation process.
Create consistency with and coordinate efforts with the Lease Administrator.
Manage a system for tracking the process on and completion of budgets and CAM reconciliations.
Lead training on budget and CAM reconciliation specific tasks and techniques.
Act as the administrator for budget and CAM reconciliation specific software.
Join management teams to interface with clients as needed.
