The Resident Manager supports the Real Estate Manager in the administrative, accounting, supervisory, marketing, and maintenance responsibilities of a multi-family property.  The Resident Manager is the on-site leader of the NAI Elliott team and acts as a representative of the company, carrying out the high-quality customer service and property management that has defined our collective work since 1982.  Success in the position creates a healthy residential community, a professional and collaborative on-site team, and a high-functioning property.

This position will lead the team at a newly constructed property in Vancouver, Washington.


Experience as a Resident Manager or at least one year of related experience.

Experience supervising employees.

High School Diploma or equivalent.

Familiarity with local, state, and federal laws related to multi-family management including fair housing.

Experience working with accounting software, AMSI preferred. 

Experience working with online forms subscription, TenantTech preferred.

Experience working with online rent payment software.

Computer experience with Microsoft Office products and cloud-based systems.

Experience developing and implementing a marketing plan.

Experience with sales and customer service.

Experience developing and implementing a marketing plan.

Covid 19 vaccine required

Ability to read, understand, interpret, and implement written directions.

Ability to communicate clearly and accurately in writing.

Ability to do basic arithmetic as required for multi-family record keeping.

Ability to speak clearly and confidently to residents and potential residents.

Ability to walk the property, ascend and descend stairs, and perform other physical actions to perform property-related tasks.

Ability to move or lift up to 50 pounds, including using appropriate moving equipment or handcarts.

Computer experience using cloud-based systems including email.


Oversees all leasing activity and ensures that all rental agreements, leases, and other rental forms are done correctly and in accordance with the law, completed, forwarded, or filed.

Oversees collection of rents, achieving delinquency goals.

Issues non-payment of rent notices to delinquent residents.

Initiates eviction proceedings in accordance with Landlord-Tenant laws and Fair Housing guidelines.    

Make bank deposits in a timely manner as specified by Real Estate Manager.

Responsible for executing all accounting duties in AMSI, including entering rent checks into tenant ledger accounts, entering invoices, and performing month-end closing.

Responsible for completing the move-in and move-out process from start to finish, in both AMSI accounting software and TenantTech online forms program.

Responsible for processing security deposit refunds or forfeits within the state mandated timeline.  

Responsible for enrolling residents in the online rent payment program.

Responsible for verifying new residents have acquired renter’s insurance and utility accounts prior to move-in.

Oversee purchasing of building supplies, including petty cash and prepare documentation as required by Real Estate Manager.

Perform monthly reporting as needed by Real Estate Manager.

Assist Real Estate Manager in creation of an annual budget.

Complete an individual time sheet on a daily basis and submit as required.

Plan work schedules for all on-site staff.

Oversee time sheets of all on-site staff and submit to Real Estate Manager as required.

Orient and train on-site employees.

Monitor on-site employee performance and report any deficiencies, needs, or issues to Real Estate Manager.

Resolve resident problems and, if necessary, issue warnings and institute evictions based on state Landlord-Tenant law.

Secure bids for projects as assigned by Real Estate Manager and oversee the work of contractors.

Develop and carry out a safety program and maintain an incident log.

Develop and carry out a rental sales program and marketing plan under supervision of Real Estate Manager.

Develop and post marketing ads on and other marketing websites.

Ensure Fair Housing Laws are followed with all applicants and residents.

Execute prospective resident application screening process from start to finish.  

Develop and carry out apartment market survey of competing properties as directed by Real Estate Manager.

Plan and implement a program of routine, preventative, and emergency maintenance. 

Maintain a key tag system and re-key procedures for security purposes.

Oversees preparation of vacant units by on-site maintenance personnel and vendors to ensure that apartments are 100% rent-ready and restored to their original (marketable) condition.  

Plan and implement an inspection and maintenance program for common areas, building exteriors, and interior dwellings.

Responsible for assessing unpaid rent and damage charges to former residents upon move-out. 

Assist Real Estate Manager with the collection of former resident past due balances, including sending delinquent accounts to a third party collection agency.

Perform other duties as directed by Real Estate Manager.
